Phases 3 and 4 – Cambridge Biomedical Campus

Phases 3 and 4 form the next major stage in the long-term expansion of Cambridge Biomedical Campus.

The 67-acre site is owned by Cambridgeshire County Council and lies immediately south of Phase 2. In February 2026, the Council approved a partnership with Prologis to bring forward the land and support the future growth of the Campus.

The emerging proposals could deliver up to 2.4 million sq ft of new life sciences research, development and innovation space over the next 20 years, representing up to £3 billion of private investment.

The vision includes flexible laboratories and workspace for organisations at different stages of growth, alongside an innovation hub, learning and training facilities, space for businesses supporting the life sciences sector and key worker accommodation.

The plans will also consider new green spaces, public realm, walking and cycling routes, transport infrastructure and stronger connections across the Campus and to Cambridge South station. A coordinated approach will be taken to ensure the expansion supports the needs of Campus customers, employees, visitors and local communities.

The proposals remain at an early stage, but were outlined in the draft Local Plan for Greater Cambridge. Prologis and Cambridgeshire County Council will continue to develop the masterplan in consultation with Campus partners, local communities and the relevant authorities. Any future development will be subject to further engagement and the necessary planning approvals.
