Operate from affordable, contemporary labs and offices offered on flexible terms
Outline planning consent has been secured for 70-acres of greenbelt land to accommodate up to 215,000 sq m of new buildings on the Campus. Accommodation for biomedical companies will be provided in multi-occupancy or bespoke, single-occupier buildings comprising energy-efficient laboratories, dry-labs and offices.
Accommodation will be offered in a multi-occupier building for companies that require flexibility in terms of size of unit and length of lease. Plans and a detailed specification have been drafted for the 80- 100,000 sq ft multi-occupancy building pictured below comprising wet labs (chemistry and biology) and dry-labs as well as offices and clinics. Accommodation can be divided into small units depending on demand.
For larger requirements, bespoke buildings can be designed to meet the unique needs of an individual occupier. Companies have the option of buying their building outright or leasing it, either as a shell and core, or partly or fully-fitted out. The costs of fit-out can be rentalised to reduce initial capital outlay.

Cambridge Medipark Limited (CML) was appointed as the development partner for the Campus expansion in 2003 following a competitive tender led by Bidwells on behalf of the Hospital Trust, its partners and the landowners. CML is a joint venture company which was incorporated by Liberty Property Trust and Countryside Properties specifically for the delivery of the Campus development. The two companies had worked together previously on commercial projects in the UK including the Chertsey regeneration project and the redevelopment of a former hospital in Didsbury in south Manchester into a mixed-use development which will include a new 75,000 sq ft private hospital for the Circle Health Group.
Since 2003, CML has played a pivotal role in securing the release of the greenbelt land, and successfully obtained outline planning consent for the expanded site in 2009. To date, CML has achieved a number of key milestones in the development of the Campus including the sale of land to the Medical Research Council for its new 27,000 sq m building to house the Laboratory of Molecular Biology and its agreement with Papworth Hospital which will see the relocation of the hospital to the Campus.
